Chesterfield planning commissioners voted Tuesday to recommend tweaks to a long-discussed mixed-use development to allow hundreds of additional residential units as well as a surf pool.

The project is dubbed The Lake, a years-in-the-making idea from the Flatwater Cos. that would be built on a 105-acre property near Clover Hill High School.

It would feature a 13-acre lake for water-based recreation and a separate surf pool. The development would be built at 13400 Genito Road, and 2500, 2601 and 2991 Genito Place.

The proposed amendments provide for the option of a surf pool as an alternative to a now-nixed white-water course and 400 more housing units, among other changes.

The project as currently proposed would have up to 1,190 residential units, consisting of 830 apartments and 360 townhomes.

The Lake would bring together retail, restaurant and office space anchored by water park amenities across the street from Clover Hill High School.

The development would also feature a maximum density of 143,000 square feet of retail, 50,000 square feet of restaurant space, a 170-room hotel, 225,000 square feet of business park and 40 acres for the outdoor recreational space, according to a staff report.
